Royal Prestige New Ven LLC was founded in March 2019 by John Cadge, a former hospitality designer who grew tired of seeing beautiful buildings treated as disposable inventory. He set out to prove that a company could be small, selective, and still financially sound.
Why we stay small
Most property companies scale by adding units and subtracting care. We took the opposite path. Our portfolio is deliberately limited to twelve residences across Phoenix and Scottsdale. That limit forces us to say no to marginal properties and yes to meticulous maintenance.
When something breaks, we fix it within forty-eight hours. When a resident has a question, they reach John directly, not a call center. Small is not a limitation; it is the point.
Our standards
One in twenty
We evaluate roughly twenty properties for every one we acquire. Location, light, layout, and construction quality are non-negotiable.
Before we list
Every residence undergoes a full systems review — plumbing, electrical, HVAC — before we consider it ready. We do not sell potential; we deliver function.
Quarterly visits
A team member inspects every residence each quarter. We change filters, check seals, and note wear before it becomes damage.
No public listings
We do not advertise our residences on public portals. Residents are introduced through a private process that protects everyone's privacy.
John Cadge
John spent fifteen years designing boutique hotels in Los Angeles and Scottsdale before founding Royal Prestige New Ven. He believes that the difference between a house and a home is measured in inches of counter depth and degrees of morning light.
